This is a course catalog for Adulting Academy. Each section is prefaced with an explanation as to how that subject relates to bettering the learners. Each course is numbered much like a university might number their courses. The higher the first digit, the more advanced the course.

While some of the courses are listed as multi-part classes, each one may be taken as a stand-alone class without having taken the prerequisite course(s) with the approval of the instructor. The instructor will assess the knowledge of the proposed learner and assign pre-work/material to ensure said learner will benefit from the material covered.

Every course is tailored to the specific set of learners being taught. Elements like learning environment, regional differences (county regs etc.), and learners’ knowledge level are used to ensure the maximum learning potential for any given offering. Specific handouts, power points, or other course materials are currently unavailable.

Communication Courses

If one were to examine the job of a Realtor, one would likely find that the base component is communication. Whether they are preparing a contract, discussing the particulars of a listing, or even showing a home, it all breaks down to communication.

It is commonly assumed that a person learns to communicate from an early age. And while this is somewhat true, it doesn’t ensure “effective communication.” A competent communicator understands how to effectively and appropriately communicate and can use and adapt that knowledge to various contexts (Coleman, King, & Turner, 2019). For someone to become a competent communicator, they must make a conscious decision to learn how to do so and to execute that knowledge.

The study of communication is typically necessary to become an effective or competent communicator. These classes (1XXX level) are based on the College Course, “Fundamentals of Communication.” They are a sequence of courses that will expand the learners’ knowledge of good communication practices. While they are a sequence, they are also designed to be a stand-alone course; it would be helpful but unnecessary to take each course in order.

The information within the courses under this section are supported with lectures, notes, and handouts. Access to several open-source textbooks (see resources) will also be provided. Adulting Academy has an online LMS that may provide additional reference material as needed.

Introduction

Purpose of Course

This is part 2 of a 2-part class designed to introduce the learners to an overview of what a surveyor does. This course portion discusses developments, map reading, legal descriptions, and floodplains.

Course Description

There is a common misconception among most people (and many Realtors) of what a surveyor does. Part 2 of this course teaches Realtors about property development, understanding legal descriptions, map reading, and an introduction to floodplains.

Target Audience

Tennessee Realtors who may need to call upon the services of a surveyor.

Knowledge and Skill Prerequisites

The following knowledge and skill prerequisites are required from the participants:

  • English language skills
  • Completion of Survey 101 or permission of the instructor

Delivery Methods

This course is divided into 3 modules. Each module is comprised of individual lessons conveying information required for subsequent lessons.

Information delivery takes place in a classroom setting as an interactive lecture. Graphic augmentation of the lecture content uses Prezi, PowerPoint, or slides/handouts. (Instructor will modify depending on available technology in the room.

Course Goals

Given access to the appropriate tools, the participant should be able to:

  • Differentiate between a subdivision, a planned unit development, and a condominium.
  • Discuss the process of dividing land.
  • Read and interpret a metes and bounds legal description.
  • Describe the elements required on a survey plat.
  • Explain how contours represent elevations on a map.
  • Determine the percent and direction of a slope for a tract of land based on contours.
  • Identify, name, and define floodplain features and FEMA terms.
  • Accurately interpret an Elevation Certificate and analyze the affixed data to determine the vertical location of the described property.

Learning Environment

The course will be offered in any venue that “contains adequate space, seating, and equipment” (TREC Rule 1260-05-.03(1)(b)) and not prohibited by TREC Rule 1260-05-.06(1)(a) “conducted in a facility which is also utilized for conducting business of a broker or brokerage firm.”

The layout and equipment availability will dictate the use of overhead projection or paper handouts.
